Property management is the duties performed for maintaining the residential, commercial, or industrial buildings. The role is supervised by a manager, who takes the management responsibilities instead of an owner.

There are lots included in the simple two words “property management”. As the residents depend on one person for multiple functions, he has to provide good delivery of duties.

The general Property Management services include -

  1. Maintenance: The duty starts with preserving the value of the property, i.e. building. He has to compute the spots and call the service provider for any repair of the building’s property.
  2. Receiving: He has to receive the delivery of courier, notices even pick up packages for the owner.
  3. Management: He has to guide and support the other staff working for the property, such as - the gatekeeper and the security guard.
  4. Inspection: One of the duties of a property manager is to inspect the legal papers of the tenants, and monitor any suspecting character inside the property.
  5. Bill Payment: Payment of the bills like - gas, electricity, internet are common responsibility of a manager. He also has to deposit the community service fee and the salary of workers in time.
  6. Rent Collection: The manager has to collect the rent from the tenants. The amount has a direct relationship with every other payment, so he has to collect them within a certain time.

The main issue that bothers a manager is time management. He has to multitask and maintain a good relationship with the owner. He can not neglect any of his duties and perform each accurately, which is nearly possible all the time by a human.

A good manager is hard to find, so is the satisfaction enjoyed from a manager by the owners. But it is a matter of fact that the owner can not maintain the property alone all the time. At one point he has to take help from a property manager or property management software.
